Our guidelines provide a comprehensive end to end workflow of all stakeholders in the design and fit out process, the various tools and templates available to you when delivering projects, and further information on the key workstages.

Technical Due Diligence

TDD Questionnaire to be completed by the TPM with support from Roche Stakeholders as part of the standard acquisition/disposal process in order to provide insights and support robust, informed, risk aware decision making.

Depending on the type of project, the TPM will support completion of the Technical Due Diligence checklist for Roche to make an informed decision on the selection of land/property.

It is important to ensure the Roche is fully informed on:

  • The technical condition of the property/land
  • How well the the property/land has been maintained
  • Evaluate technical features of the property
  • Any risks are identified and highlighted
  • Identify associated costs to rectify issues

Design Onboarding

Roche Diagnostics Design Guidelines are the agreed way in which a fit-out project is to be delivered in order to meet Roche Diagnostics global workplace vision.

Onboarding Package

Roche Diagnostics Real Estate have created a design onboarding package. The onboarding pack should be the go to reference point.

The Onboarding Package uses

This tool should be used in conjunction with the Roche Diagnostics fit-out Specifications Performance, the Roche Global Planning Guide, the Workplace Strategy Report, and all other relevant Roche corporate policies.


Fit-out Performance Specifications

The fit-out Performance specification tool covers 26 different types of rooms within an office, including various type of work areas. The TPM should work together with the Roche PM in the first instance to capture the project requirements and complete the template online. The tool´s key objectives is to capture and specify early stage fit-out requirements and design specifications in accordance with Roche standards, while enabling a preliminary cost estimate of the certain office space.

Base Specification

The base specification represents good practice design and accounts for minimum performance standards.

High Specification

The high specification represents enhanced performance, in some instances higher quality standards.


Fit-out Performance Specifications endorsement stages

Stage 1

TPM to complete the online fit-out specifications template on behalf of the local Roche Client with guidance and support from Roche Global Design Team.

Stage 2

During the Design Phase of the project, the TPM, appointed Designer and Roche Global Design Team are to revisit the fit-out specifications from Stage 1 to confirm the final project drawings and specifications comply with the selected performance requirements, and any deviations have been clearly identified with designated comments.

Stage 3

At the handover phase of the project, the TPM is to confirm on behalf of the Contractor that the project is aligned with the architectural drawings and the specifications are approved at the previous stage.
